HOUSE RULES - Quiet Hours: 10:00 PM – 7:00 AM - No Parties: Guest count must stay within approved limits - No Smoking anywhere on the property - No Glass by the Pool (Safety First!) HOT TUB / SPA USE - The spa can be heated for $10 per hour with no minimum time requirement. If you wish to heat the spa, please let us know as soon as possible with your scheduled date and time. The spa (set to 101°F) usually warms up in 30–60 minutes, depending on the season. Must be prepaid - No Exceptions. EARLY CHECK-IN / LATE CHECKOUT * Available when possible, for an additional fee * Please contact us a day or so before your arrival to check availability COMMUNITY & PROPERTY INFO * Security Cameras: 3 cameras facing the front yard and driveway, 1 camera on each side yards; 1 camera on the pool equipment NOTE - Cameras are outward-facing only and do NOT record interior spaces. Recorded video and audio when motion is detected and for 30 seconds after. *Camera in the backyard faces outward and in the RV garage are for security purposes only. No Garage Parking: Converted into a game room PARKING You're welcome to use the driveway to park. The garage is not available for use at this time. Please try to park all vehicles on the driveway. NO VEHICLES ARE ALLOWED TO PARK ON THE STREET. If your vehicle leaks oil, please park on the street. You will be charged for oil removal. TURF: Do not park on the artificial turf or place any items on it. In the summer months, especially the temperatures will melt either the turf or your toes! Note: The road in front of the property is on a slope but boats and toys are easily parked in front of the house. Located in a gated community. A special code will be given to you the day of your arrival. Please contact the host immediately upon arrival with any issues or concerns so we can address them promptly. IMPORTANT NOTE *not fun but has to be said* If you're planning to invite extra guests or host a party, this is not the house for you. We are part of a close-knit neighborhood of full-time residents who value peace and safety. Excessive noise, unapproved guests, or any disrespect toward our neighbors or their property will not be tolerated. The City of Bullhead observes quite hours from 10 PM - 7 PM in the residentials. **Important Note** Safety is our utmost concern for guests staying in our home. Please be safe. Upon booking, you acknowledge the risks and assume all responsibility for the property and guests.

Please read the additional rules before booking. PETS Dogs are allowed with a two pet max. Pet is $250 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. We have a large kennel for you to use! POOL/SPA The pool is not heated at this time. The spa heating is available any time between 7 AM - 10 PM for $50/5-hour. Send us your requested date and time for spa heating. Spa heating will begin 30-minutes prior to your requested time for warm-up. PARKING You're welcome to use the driveway to park. The garage is not available for use at this time. Please park all vehicles on the driveway. HOA rules states NO VEHICLES ARE ALLOWED TO PARK ON THE STREET over night. QUIET HOURS Quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Fort Mohave, UNDER NO CIRCUMSTANCES can there be more than 12 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.
